Should I Repair Or Replace My Roof?

You have probably had your family here for the longest time and have made great memories that you wouldn’t trade for anything. So, it’s not fun to wake up and find it blown off or wiped out.

But how do you ensure that your house is safe, especially when it comes to the roof?

The roof is one of the most critical parts of your house, yet it has the most risk of exposure to elements and damage. It can get destroyed by anything ranging from catastrophic weather, theft, or an unfortunate accident. That is no wonder why most insurance companies are skeptical when it comes to covering roof damage.

However, the good news is that homeowners insurance does cover roof damage. It is nevertheless quite a complicated process once you begin the claims, and if you are not careful, your insurance company may end up paying less than what you claimed, leaving your family in shambles.

In most cases, your insurance will cover the roof if the damage is due to an act of nature or an unfortunate and sudden accident. It is, however, good to note that each situation is different. If, for example, after a storm, you discover that your roof has been leaky or shaky, the insurance company may refuse to pay the damages and term it as wear and tear due to neglect.

Also, note that roofs that are over 20 years old get limited coverage, that is, if you are lucky even to get anything. Other policy exclusions include neglect and improper maintenance.

So, to prevent these roof problems, make sure you hire a professional from time to time to do regular inspections. If there is any wear or tear, consider fixing it early to avoid extreme damages. Also, ensure that your roof does not hold or collect water, and if trees are hanging over the roof, it is good that you trim them back.

Finally, to ensure that your claim gets approved, always keep records of all the repairs done, take photos before and after repairs, and don’t forget to notify your insurance company when any damage occurs. Having documentation such as receipts from previous maintenance and inspection reports will also be of great help.
